I've completed 3 real estate transactions with Cedric. He was my realtor when I purchased my first home through NACA in 2009 in Lanham, MD. I was very impressed with his work ethic and his real estate expertise and I kept in touch with him through the years. I always seek his advice when it comes to any real estate changes I'm considering.
In 2016 I decided to sell my house in Lanham and move to Washington, DC. I called Cedric and he came and did a walkthrough of my property and provided comparable properties in my neighborhood to justify his suggested listing price. He informed me of the changes I needed to make to appeal to the most buyers. He even provided me with a paint color for the walls. He is very detail-oriented and he ensures that his team, as well as his work, reflects that. Once my house was listed, Cedric held an open house and due to his marketing efforts, he was able to get 25+ people to come out on both days of the open house in 100-degree weather. On day one of the open house, I received multiple offers.
While selling my Lanham property, he was also working diligently to find me a home in DC. I asked for a property with income potential and he delivered!! I am very happy in my current house and it is also providing me with additional income, as requested. He is a native Washingtonian and he has his ear to the ground about where development is heading to next. This is our second "dance" with Cedric. The first was our latest home purchase in 2015. This time, we were attempting to sell a rental property we owned. Buying and selling require different logic so we knew we needed a partner to assist with navigating a sale. Cedric is a true partner. We had concerns and fears around a number of things including closing costs, improvement investments, how long it would be on the market, etc. He alleviated every single concern and brought to light things we hadn't considered but needed to while addressing those too. We've known Cedric since purchasing our forever home so that also made this experience much easier than stories I've heard from friends and colleagues.
He knew our style and we were aware of his ability so we KNEW he had our best interest in mind. He had suggestions on what we needed to do to present the home in its best light and his network is so vast he has trusted partners that are affordable and high in quality. We are a busy family(2 careers, active 8-year-old and a special needs 4-year-old)so time is limited and we can be slow to respond due to our priorities. Cedric understood and never rushed us which helps a lot because of the gravity of the decisions you have to make in this process. He's not pushy or focused on his own benefit. As I said, he's a true partner throughout this process. Our house went on the market on a Monday. We had two offers WELL ABOVE our asking price by Friday. In under 7 total days, we went to market, received two offers and accepted one. We were in complete awe of how quickly this went. We had plans in case this took months but not once in any scenario we evaluated did we realistically expect something to happen in under a full week! But that's a testament to Cedric's ability. He does the research, he consults based on facts and experience while keeping your needs/wishlist as the top priority. If you're in the market to buy or sell, you're not going to find a better partner to help you navigate that is on the level of Mr. Cedric Stewart. Do yourself a favor, stop reading and researching realtors any further, this is the partner you've been dreaming of.
